Before 1959, this was still rural land. The rezoning that followed triggered a fast build-out of detached brick homes on generous blocks, the housing wave that still dominates the suburb today.

That post-war brick stock brought two problems that show up on our books again and again. Flexi hoses fitted during kitchen and bathroom renovations over the decades wear out well before anything else in the room, and they tend to fail suddenly rather than gradually.

Hot water systems from the same era are just as often running well past a sensible replacement age, especially in homes that have stayed in the same family for a long stretch. A cold snap on the ridge is often what finally finishes one off.

Streets off Mona Vale Road and Rosedale Road carry a heavy concentration of that original stock, brick homes from the first wave of development on blocks largely untouched since.

Bushland-catchment run-off toward Garigal National Park is one to watch. Summer storms can surcharge the older stormwater lines here and push gully traps over on the lower blocks, and it's rarely a one-off for a property once it's happened.

The other pattern sits underground and out of sight until it isn't. Root-affected clay sewer mains under the older streets can back up without warning, right when it's least convenient.

Blocked drains is who you want for that one. Call at the first sign of it rather than hoping the next flush sorts it out.
